Overview

Summary/Primary Purpose:  Provides general maintenance services to assigned Omaha Social Services Properties (including but not exclusive to: the Renaissance Village Facilities and Properties, Durham Booth Manor, Lauritzen Gymnasium and Lyle Apartments, The Burrows Center and Haven of Hope).  Services includes Physical, Structural, Mechanical, Electrical, and Plumbing systems and performs Preventive Maintenance Program inspections and work for all facilities.

Responsibilities

Essential Duties and Responsibilities: include the following. Other similar and related duties may be assigned.

  1. Complete various painting projects including repair and preparation of surface.  Clean tools and work area upon completion.
  2. Complete dry wall repair by patching, applying drywall compound, and sanding surface in preparation for painting.  Clean tools and work area upon completion. 
  3. Clean and/or change HVAC filters as needed.
  4. Provide on call coverage.  On call coverage is scheduled on a one week rotation with the maintenance supervisor and other maintenance worker.  On call coverage includes taking calls via telephone and going into the office to address a situation if warranted.  A stipend is provided for this duty.
  5. Snow removal from assigned Omaha Social Services Properties including sidewalks, driveways and parking lots using a vehicle-equipped snow plow, tractor, snow blowers and shovels.  Spread ice/snow melt product as needed.
  6. Perform general maintenance duties such as basic electrical and plumbing repairs, changing light bulbs, picking up supplies, fueling and coordinating the servicing of Facilities Management vehicles and miscellaneous repairs to furniture or other property.  Also, perform routine grounds maintenance activities such as weed abatement, parking lot maintenance, irrigation system repair, etc.
  7. Complete maintenance work orders in a cost effective, timely and professional manner.
  8. Purchase supplies at approved vendors using established credit accounts.
  9. Complete all maintenance-related documentation to include: purchase orders with applicable invoices, monthly repair and expense logs and HVAC equipment operating logs.
  10. Maintain an adequate shelf stock of electrical, painting and plumbing supplies to facilitate facility repairs.
  11. Coordinate and escort maintenance-related vendor/contractor visits to assigned Omaha Social Services Properties.
  12. Completes the Preventive Maintenance (PM) Program for assigned areas of responsibility.   
  13. All other duties as assigned.

Qualifications

Supervisory Responsibilities:  This job has no supervisory responsibilities.

Qualifications:  To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education and/or Experience:  High school diploma or general education degree (GED) required.  One or more years experience with drywalling, painting, construction and use of hand tools required.  HVAC experience desired.

Computer Skills:  General computer knowledge is required to access work order, payroll, timekeeping and personal data via a web-based system. 

Certificates, Licenses, Registrations:  None required.

Other Qualifications:  Must pass all applicable background checks.  Must possess a valid driver's license from the state in which you reside.  Must be approved through The Salvation Army Fleet Safety Program to drive either a Salvation Army or personal vehicle on Salvation Army business.

Working Conditions:  The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.  While performing the duties of this job, the employee is frequently exposed to high, precarious places and fumes or airborne particles. The employee is occasionally exposed to moving mechanical parts; toxic or caustic chemicals; outside weather conditions; risk of electrical shock and vibration. The noise level in the work environment is usually loud.
